What assumptions does the calculator use?
- Annual cost = staff (FTE) × loaded hourly cost × 2,080 hours. "Loaded" should include wages, taxes and benefits. Overtime, software and recruiting are excluded.
- Office hours: 50 staffed hours per week (e.g. 10 hours × 5 days). The remaining 118 of 168 weekly hours count as uncovered. An answering service counts as 50% coverage; 24/7 staffing as 100%.
- After-hours leads: 30% of leads assumed to arrive outside office hours. That's a conservative reading of Cardinal Group's report that more than 30% of its centralized leasing work happens outside onsite office hours. Your share may differ.
- Savings: no savings percentage is shown. Savings depend on your scope, so we don't publish a generic figure. Contact Uassist.ME for an estimate.

Frequently asked questions
How is annual staffing cost calculated?
Staff count × average loaded hourly cost × 2,080 hours per full-time employee per year.
How are after-hours coverage gaps estimated?
The calculator assumes 50 staffed office hours per week, leaving 118 of 168 weekly hours uncovered unless you have after-hours coverage. Answering services are counted as half coverage. After-hours lead volume assumes 30% of leasing activity falls outside office hours, based on Cardinal Group's report that more than 30% of its centralized leasing work happens outside onsite office hours.
